Summary:

The owner of Napa Home & Garden inherited a lease agreement from a company they had acquired. They wanted to review the costs and logistical implications of relocating their operation. A renewal proposal was solicited from their existing landlord in addition to requesting proposals from several competing landlords to ascertain the market competitiveness for Napa's tenancy.


Results:

Surveyed the largest industrial sub-market in the Atlanta area for all available space.
   
Utilized our knowledge of the existing depressed industrial market along with competitive bids from other prospective landlords as leverage against their preferred building.
   
Negotiated a below market rate along with six months free rent in the new facility.
